1. Roof
   Examine the accessible roof from either the ground, gutter or on the roof to determine the serviceable condition of the house and determine if their is any damage of consequence. The roof covering, ridge shingles/shakes, valleys and flashings are inspected for wear and hail or wind damage. Skylights and drainage systems are also examined.
2. Heating
   Examine the furnace and related flue and chimney. Check for rust and dirt, ignition, flame color (carbon monoxide) and operation. Check for the presence of gas leaks.
3. Air Conditioning
   Inspect condenser for proper installation, age, serviceability (operation). Run unit when the temperature is over 60 degrees for 24 hours. Determine the temperature differential when possible and make sure the AC condenser is not failing or failed.
4. Plumbing
   Inspect all plumbing systems (where visible) for corrosion, leaking and aging. Examine waste and vent systems and all fixtures (Sinks, tubs, showers, toilets). Inspect and operate sump pump where possible. Hot water tanks will be inspected. Identify main water shut off.
5. Electrical
   Examine primary service and conductors, main disconnect, grounding, interior of the main and sub box, fuses or breakers, conductors, ground fault circuit interrupters (GFCI outlets) and smoke detectors
6. Structural
   Examine the foundation and framing of the house to determine if movement or deterioration has occurred. Make sure components have been installed correctly. In addition, the exterior and interior component (ceiling, walls, floors) fireplace and attic are examined to determine any departure from good construction practice. The garage, either attached or detached, is examined.
